You're correct, Julie - nothing.

The correct link for B&Bs in New Orleans is:

It's the one for PIANO, the Professional Innkeepers Association of New
Orleans. They subscribe to provide a minimum level of safety and
accomodations. They also work together to improve the quality and
professionalism of the establishments.

I'm not an innkeeper and have no interest in this organization, but I
appreciate that they've tried to call attention to the many illegal,
unlicensed, and (in some cases) horrible B&Bs that are common here. Trust
me, if an establishment was legit, they'd be a member of PIANO.

I suggest that you stick with their B&Bs and avoid those you find on the
internet through other accomodations services that can be A LOT less than
advertised.

A question to Michael, Patrick, and any others knowledgeable about
housing in or near the Quarter --

Do you think it is possible to negotiate lower rates for a B&B room
for an extended stay during off season periods when many rooms go
unused, anyway?

I have gone there every December, with my stays starting at 3 nights,
then 5, then 7, 8, and now 14! I'm speculating about, in my early
semi-retirement, staying about a month in December, including
Christmas, and then maybe three weeks sometime in late spring.

I'm assuming a B&B might be more open to negotiation than a chain
hotel. And I would look for a room with at least a fridge, if not a
microwave, Couldn't eat out for a month! Or heck, I could probably
buy a mini-fridge somewhere for $50 or so, then give it to a local
friend when leaving.

Anyone have any thoughts?

BTW: December is not the least busy month here. Lots of folks come here for
the holidays because the weather is warm and there's plenty to do.

Thanks very much Michael, I appreciate your tips.

Yes, I know some months have even lower rates (and higher temps), but
I'm on a university schedule. Depending on the day of the week and
month for Labor Day and New Year's, our Christmas break is anywhere
from two to over four weeks. Same thing in May-June.

And I love December in NOLA. Papa Noel events (food) and rates, plus
greater discounts from the chain I usually use (got 50% off in a
special offer from Wyndham). This is my 10th or 11th December trip.
